Developed by SZINORG Group, the building forms part of the modern supplier infrastructure serving the region's world-class manufacturing base. The aim was to create an industrial property that holds its value over the long term — one that meets current corporate requirements while operating efficiently and with a low environmental load.

BREEAM Excellent certification aligns closely with the Group's sustainability objectives. As a responsible investor, we give as much weight to environmental considerations, efficient operation and the long-term effects of a development as we do to creating economic value.

A comprehensive sustainability assessment

The international BREEAM scheme assesses a building's sustainability performance across nine categories plus innovation. Its requirements cover energy and water use, materials, waste management, occupant comfort and transport, as well as the protection of the natural environment and biodiversity.

The certification confirms that sustainability considerations were applied consistently from design through to construction. The solutions used reduce the building's environmental load, support efficient operation and underpin the property's lasting value.

Energy-efficient, environmentally conscious solutions

The building's energy-efficient operation is supported by a heat-pump heating and cooling system, LED lighting and intelligent building management. Rainwater is used to irrigate the landscaped areas, and water is conserved through flow-regulated fittings and a leak detection system.

Electric vehicle chargers support sustainable transport. Native, drought-tolerant planting was used in the external landscaping, and bird boxes, hedgehog shelters and an insect hotel help protect local wildlife.

A competitive advantage

Beyond the professional recognition, BREEAM Excellent certification brings a market advantage. Sustainable, modern industrial properties that can be operated efficiently play an increasingly important part in companies' location and strategy decisions.

SZINPARK's aim is to strengthen Debrecen's economic standing as a strategically significant industrial and logistics hub, and to contribute to the development of domestic and international supply chains.

A shared achievement across the Group

The project's lead designer, ÓBUDA Group, played a defining role in building sustainability considerations into the design and in supporting the BREEAM certification process.

Construction was carried out by HUNÉP Zrt., part of SZINORG Group, while Szin-Real Kft. provided developer representation, coordination and full project management.

After the Mercure Debrecen hotel, SZINPARK is the Group's second BREEAM Excellent certified building — and its first industrial and logistics facility both developed and managed in-house.

The result is further evidence that SZINORG Group is working to deliver sustainable, future-proof developments that create lasting value in Debrecen and the surrounding region.
