Just 100 metres from the Nagyerdő, opposite the University of Debrecen's main building and the Faculty of Music, a 12-apartment building of 2,200 m² is under construction at Komlóssy út 54, with four residential floors and a parking level. The developer, Med-Hostelber Kft., and the contractor, HUNÉP Zrt., are both part of the SZINORG group. The investment is worth some HUF 2 billion.

Chairman and CEO Gyula Szűcs told Dehir.hu that work began in October 2023 and the structure is currently being built.

The split-level building will contain four-room apartments of 150 m², which the SZINORG group intends to hold and let.

Our Group manages its assets through real-estate development and asset management. We develop property across many areas: industrial, office, accommodation — hotels and apartments within that. On the residential side we are working on a portfolio of around 100 apartments, which we would like to keep within the Group and let.
Anyone can rent, of course, but we expect tenants primarily from two directions: employees of the foreign industrial companies establishing themselves in Debrecen, and the international students in the city.

For the Group, he said, it matters that premium apartments are built in premium locations. In Debrecen, in his view, those are the area around the university and the historic old town, together with both sides of the tram line connecting them — and those are the areas where the Group aims to develop.

The building designed for Komlóssy út 54 will be a modern, contemporary reinforced concrete structure with a glass façade, for which the designers sought a solution that sits well in its surroundings.

We wanted to create a very simple building, one that concentrates on space and openness. Our thought was to create planes and set the apartments behind large expanses of glass, because in our view this is an avenue of the city that is genuinely interesting to look at. Some people prefer to retreat into their apartment, but there are others who like to live as part of the city even at home

– explained the building's lead designer Péter Bordás, owner and principal designer of Bord Építész Stúdió Kft.

He added that they departed from the usual in another respect too: compared with a standard apartment building, a more generous space was set aside here for arrival, which is why the building steps up by half-levels towards Egyetem sugárút, where an entrance interwoven with a garden is being created.

Sustainability and energy efficiency were given particular attention in both design and construction, which is why the building's apartments will run on green energy with low running costs.

Gyula Szűcs said no gas will be brought onto the site; instead, geothermal energy and ground boreholes will produce domestic hot water and provide the apartments' heating and cooling.

Péter Bordás added that many assume geothermal means water, thermal water — but in fact deep bores are drilled, 30 ground probes in this case, and the earth's heat is used for heating and cooling, compressed and made efficient by heat pumps.

One point of interest is that a Safety Block was installed at the Komlóssy út building, uniquely in Hungary. As contractor HUNÉP Zrt. explains on its social media page, these are structures built into a building to prevent or minimise accidents and injuries during construction.

The works are progressing to schedule. The occupancy permit is expected as early as August, with the apartments ready to move into by the end of the year.
